Flagship Potential in Montreal East…… 


A major redevelopment of the former Bay department store space at Le Boulevard is slated for 2019 completion. Le Boulevard, a 400,000 square foot enclosed mall in eastern Montreal.  The 100,000 square foot project will provide units ranging from 10,000 to 60,000 square feet for fashion uses, restaurants, fitness, home fashion, etc.  Located at the corner of Jean Talon St. and Pie IX Blvd., the Metro Plus supermarket and Canadian Tire-anchored project benefits from major exposure on Pie IX Blvd. and easy access to Hwy 40.  The intersection has over 60,000 cars per day and more than 160,000 people live within a 2.5-kilometre radius of Le Boulevard.  The mall itself has nearly eight million visitors per year.  In addition to the anchors, existing tenants include Urban Planet, Jean Coutu, SAQ, Ardène, etc. Abie Grunpspan at Crofton Moore is handling the leasing.

Several Targeted Uses for Victoria……  

Hillside Centre is a 589,000 square foot regional mall located on Shelbourne St. and Hillside Ave. in Victoria in British Columbia. The mall is anchored by Thrifty Foods, Sears and a 147,000 square foot Canadian Tire, the chain’s second largest store in Western Canada that opened last Fall, along with Marshalls, Sport Chek/Atmosphere and Shoppers Drug Mart.  Several new retailers have been added to the tenant mix over the past year including Caposhie Clothing, Murchie’s Fine Tea & Coffee, Capital City Group, Below the Belt and Labels, along with, two new food court tenants, Saigon Charbroil and Johnny Rockets. Crabtree & Evelyn will open in late Fall of 2017.  Currently, units ranging from 226 to 3127 square feet are available for quick service food, specialty food, fashion, children’s apparel, health and beauty services, and other specialty retail uses.   Hillside Centre’s trade area takes in seven communities.  Over 244,000 people are within a ten kilomretre radius and the average household income in the area is about $83,000 per year.  Charlie Hamilton, Christina Hall and Tatyanna Monkman at Bentall Kennedy (Canada) LP are handling the leasing.

Did You Know……

There must be a Convention coming up.  That’s usually the time when my in-basket over flows with submissions and requests from landlords, brokers and agents all wanting to include their listings ‘in the next issue’.  While details on new and expanding retailers is still our first priority, this issue includes an unusual number of ‘space available’ reports.  I’m just trying to make a dent in the pile of requests.  We’ll call this one a Catch-Up Issue…………WP

After a strategic review of its portfolio, Montreal-based BTB REIT reported that it has sold the property at 665-669 Thibeau Blvd. in Trois-Rivières in Quebec. The plaza, at the corner of Mere Gamelin St., was sold for $1.825-million.  The net proceeds will be mainly allocated to fund future accretive acquisitions in its strategic markets. BTB REIT owns 71 retail, office and industrial properties in Eastern Canada for a total leasable area of more than 5.2-million square feet. (BTB REIT – 514/286-0188)…….

Last week, mattress retailer Sleep Country opened a new store at 5980 McLaughlin Rd. at Britannia Rd. West in the Heartland Town Centre in Mississauga.  It features the chain’s newest retail design and highlights the selection of sleep products including pillows, sheets, duvets, designer headboards and mattresses.  With the opening, Sleep Country now has 191 locations across Canada and 99 locations in Ontario. Earlier in September, discount retailer Giant Tiger Stores Ltd.  announced the relaunch of its menswear lines. Mountain Ridge, Rivet61, ACX Active and Tradesmax Pro lines are now available exclusively at Giant Tiger stores across Canada.  "The relaunching of our exclusive men's lines is part of the overall soft goods evolution at Giant Tiger," explains President, COO Thomas Haig. "Over a year ago, this journey in our fashion departments began in womenswear, followed by the children's department, and our customers responded favourably. Earlier in the week, CAA South Central Ontario, one of nine auto clubs across Canada providing roadside assistance, travel, insurance services has re-opened its store in Markham after a relocation and major renovation.  Located at 8401 Woodbine Ave., adjacent to Goemans Appliances, the new store features a home-inspired layout, video walls, digital displays, iPads and plenty of comfortable seating for customers. On September 19th, uBreakiFix opens in Barrhaven in Ottawa at 3570 Strandherd Dr. The fast-growing technology repair brand provides same-day repair service of all electronics, specializing in cell phone and computer repair at more than 330 locations in North America. This is the brand's second location in the Ottawa area, joining a store on Merivale Rd.  It is the first location for local owners Dillon Leeder and Pete Chatelain, who plan to open seven more uBreakiFix locations throughout the Ottawa area. On Monday, Slate Retail REIT announced that it has entered into a binding agreement to acquire West Valley Marketplace in the Allentown-Bethlehem-Easton Metropolitan Statistical Area for $34.5-million(US).  Located on Mill Creek Rd. in Allentown, the 268,000 square foot WalMart-anchored centre is 96 percent occupied. Starting Phase III…………

Eric Gareau of Services Immobiliers E. Gareau is responsible for the leasing of Promenades des Continents, a new development at the Hwy 15 Exit 15 in St. Jerome, a community located about 60 kilometres northwest of Montreal.  He notes that only 1400 square feet remains available in the project.   In addition to the 22,000 Buffet des Continents restaurant that opened on the site in 2014, the development includes a 13,000 square foot plaza component.  Units have recently been turned over to Starbucks and Allo Mon Coco and in early August, construction started on a Shell Gas Bar.  Another building is under construction for a 5000 square foot Fromagerie Victoria restaurant, a quick service concept that combines a sandwich, pizza, hot dog, poutine menu with a dairy counter along with cheeses and homemade products from their Victoriaville plant.  All of the tenants are scheduled to open later in the Fall.  Gareau adds that final negotiations are underway for with another restaurant chain that would open in a 5500 square foot freestanding building in Summer 2018.  With the second phase of Promenades Des Continents almost completed, the developer is about to start on the next phase, a ten-acre parcel of land where discussions are already underway with large space users requiring between 10,000 and 40,000 square feet.  When completed, Promenades Des Continents with measure almost 200,000 square feet on over 20-acres.
