Quebec – Open Centre – Marche Pionnieres de Beauport
Pre-leasing several units in a new neighbourhood shopping centre that is currently in pre-development, in Beauport, a community in the eastern portion of Quebec City. Marche Pionnieres de Beauport is a proposed multiple-building project the is bordered by Boul. Ste-Anne/Route 138, Ave. du Sous-Bois and Rue des Pionnières-de-Beauport and adjacent to several high density residential developments. The site measures 150,000 square feet and is zoned to permit neighbourhood service and convenience stores including grocery, pharmacy, financial, medical, health, variety and convenience retail stores, restaurants and services. Located near the interchange between Félix-Leclerc Autoroute/Hwy 40 and the Dufferin-Montmorency Autoroute/Hwy 440, the population of the primary trade area exceeds 30,388 people, with projected growth of 5.3 percent to 2022. Approximately 37,000 vehicles travel Hwy 40, 25,000 vehicles travel Autoroute 440 and approximately 10,000 vehicles travel Boulevard Ste-Anne in front of the site daily and a traffic light will be installed next year at the Boul. Ste-Anne and Rue du Sous-Bois intersection to provide convenient access to the centre. In addition, approximately 2260 new residential units are planned, half of which have been recently completed, in the neighbouring the site.
