St Jean-sur-Richelieu – Open Centre – St Luc Blvd

 

Sicam Developments has just started construction on the third phase of its commercial development in St. Jean-sur-Richelieu, a community located about 40 kilometres southeast of Montreal. The addition will add about 67,000 square feet in five freestanding building, located adjacent to the new ten-screen Cinema Guzzo that is also under construction and expected to open in Summer 2018.  The available units in the third phase will start at about 1500 square feet and the proposed buildings will vary from 3900 square feet up to 19,400 square feet, along with a two level building of about 23,000 square feet of which about 11,400 square feet is second level offices. Spring 2018 is the targeted delivery date.  Located at St. Luc Blvd and Douglas St., the open community centre in the city’s north quadrant presently includes an IGA supermarket, Dollarama, Lenettes Depot and a Shell gasbar along with several restaurants including Tim Hortons, A&W, Dairy Queen, Ben & Florentine, etc. and a proposed 65,000 square foot medical centre and offices. The third phase is located across Douglas St. and will offer strong exposure onto Autoroute de la Vallee-des-Forts.  Over 110,000 people in more than 46,800 households are within 15-minutes driving time from the centre.  The average household income in the area is over $80,500 per year.  Patricia Hirsch at Intella Agence Immobiliere is handling the leasing.
