Edmonton – Open Centre – Spruce Grove Centre

Spruce Grove is an Edmonton suburb of 35,000 with a trade area of over 75,000.  The population has been growing at 5.8 percent per year rate over the last five years.  Spruce Grove Centre is a 201,000 square foot open centre anchored by a WalMart that was expanded to 137,290 square feet in 2015.  The majority of the tenants are national chains.  Located at 96 Campsite Rd. at Hwy 16A, the project is shadow-anchored by Great Canadian Superstore, Home Depot and Canadian Tire.  Over 55,000 vehicles daily traffic have resulted in municipality installing double left-hand turn lane into the centre.  New 60,000 square foot regional RCMP headquarters is under construction across the street for a Fall 2019 opening.  Currently the landlord has a 1270 square foot unit available.  It is adjacent to Subway and is suitable for high volume quick service restaurant use.  In addition, a 2560 square foot former Payless ShoeSource end unit, located adjacent to Mark’s, has come available.
