Altea, the chain of premium large-format fitness and wellness clubs, combining training, boutique studio fitness, recovery, spa and social hospitality, has signed a long-term lease for approximately 51,000 square feet at 1860 Bayview Ave at Broadway in Toronto’s Leaside neighbourhood. The space will be redeveloped into a premium wellness club. Construction is expected to commence in early 2027, with the club targeted to open in December 2027. The RioCan REIT-owned location meets Altea’s key criteria: a single-level floor plate supporting the full program, on-site structured parking, affluent and established Leaside demographics that support boutique pricing, and strong co-tenancy. It is the second project between Altea and RioCan REIT. The first, Altea Ottawa at 1660 Carling Ave., remains Altea’s largest club. Each Altea club combines a comprehensive gym with boutique studios for Pilates, yoga, barre, strength, running, boxing and cycling, alongside recovery amenities such as saunas, cold plunges, compression and massage. Natural stone and wood create a premium environment, complemented by a smoothie bar, lounge and coworking areas. Altea operates four clubs across Canada, in Winnipeg, Vancouver, Ottawa and Liberty Village in Toronto, alongside AVANT by Altea in Yorkville at 1 Bloor St. East. Two more clubs are under construction, the 125,000 square foot Altea West Edmonton that opens in the first quarter in 2027 and a 54,000 square foot Oakridge Park location at 650 West 41st Ave, in Vancouver that is scheduled for the second quarter of 2027. In addition, a 59,000 square foot club is planned for 2028 at 1651 Queen St. East in Toronto’s Leslieville neighbourhood. Altea continues to source sites across Ontario, British Columbia, and Alberta, with flexibility for build-to-suit, retail conversions, or mixed-use developments. “We are highly selective about real estate,” said David Wu, Co-Founder and Chief Growth Officer of Altea. “We look at ten sites to do one deal. The floor plate, the ceiling height, the parking and the demographics all have to work. If one of them is off, we pass. Bayview has all four. No two properties are the same, so we sit down with the landlord and work out the design and the deal structure that makes a club fit their asset.” Standard clubs require 50,000 60,000 square feet, large-format clubs are 80,000 square feet and over, and its urban AVANT clubs that are around 30,000 square feet. Single-level spaces with suitable clear heights, column spacing, and dedicated or structured parking are required. Ideal trade areas are affluent, dense residential communities or strong urban daytime populations.
